CINC review
Bottom line
CINC is a real estate CRM bundled with lead generation, an IDX website, and automated follow-up, so agents do not need to assemble those tools separately. Its clearest strength is the breadth of the system, from ad-driven lead capture through dialing, texting, and drip campaigns. The main cost to watch is that pricing is available only on request, and add-ons such as CINC AI and the dialer are billed on top of the plan. It suits agents and teams that want lead generation and a CRM under one vendor, not buyers looking for a low-cost, self-serve CRM.
What is CINC?
CINC is a web-based real estate CRM and lead generation platform for agents, teams, and brokerages. It addresses the gap between generating buyer and seller leads and turning those leads into closed transactions by putting lead sources, a contact database, and follow-up tools in one system. The company was founded in 2011 and was later acquired by Fidelity National Financial.
Day to day, leads arrive from several sources: an IDX website that captures visitor information, Google and Facebook campaigns run by CINC's ad team, and past-client lists imported into a central dashboard. Pipeline Management sorts leads into contact lists based on their potential, and Lead Scoring and Segmentation help agents decide who to contact first. Behavioral messaging can start a conversation right after a lead takes an action on the site. AutoTracks runs drip campaigns and task automation, while a built-in dialer calls from VOIP or a cell phone and logs notes automatically. Video messaging, text messaging, email templates, and scripts round out the follow-up tools.
CINC is built for solo agents, small teams, growing teams, and multi-location brokerages. Its plans are sized by user count: Solo for one user, Ramp for up to four users, Pro for up to 49 users, and Select for 50 or more users. Pricing is provided on request, and there is no free plan or free trial. Add-ons are sold separately, including the CINC AI add-on, which responds to prospects with conversational AI and notifies agents when a lead is ready to talk. Dialer lines start at $75 per month for three lines, and lead generation add-ons start at $200 per month.
What sets CINC apart from a typical CRM is that the software sits alongside lead generation services, a referral network, and training. Every client has access to live events, daily webinars, and masterminds, and support is available by phone, email, and chat during US business hours. A Public API allows third-party tools to connect two ways, and Zapier integration is available on Ramp, Pro, and Select plans. Named integrations include Follow Up Boss, kvCORE, Brokermint, DotLoop, and SkySlope.
