Entrata review
Bottom line
Entrata is an all-in-one operating system for property operators, combining leasing, accounting, maintenance, resident payments and AI agents in one platform. Its clearest strength is depth: job costing tied to accounts payable, lease billing audits and AI actions that stay inside configured governance rules. The main cost to watch is that pricing is not published and no free plan or trial is offered, so budgeting requires a sales conversation. It is best suited to mid-size and enterprise operators who want one system across several property types.
What is Entrata?
Entrata is a property management software platform for apartment, student, commercial, affordable, military and manufactured housing operators. It brings leasing, rent collection, accounting, maintenance and resident communication into one system, so property teams do not have to run each function in a separate tool. The platform is organized around a data foundation that covers residents, assets, properties and employees, and the same records feed both staff and AI agents.
Day to day, leasing staff work in ProspectPortal, LeadManager and the Leasing Center, while accounting teams manage the general ledger, budgeting, purchase orders and vendor payments through Procure to Pay and Bill Pay. Maintenance teams create and schedule work orders, and recurring inspections can be triggered by resident lifecycle events. Field staff use OXP Mobile Workflows to manage tasks, messages, leads and work orders, and they can keep inspection photos queued for upload until connectivity returns. Residents use the Homebody app to pay rent and utilities and to view invoices. Administrators configure more than 3,000 settings at the site or corporate level and set role-based permissions and approval workflows.
Entrata sells to mid-size businesses and enterprises. The company does not publish plan prices, and no free plan or free trial is offered, so buyers book a demo or contact sales to get pricing. The product covers multifamily, student, affordable, military, manufactured and commercial properties, which suits operators who manage more than one property type.
What sets Entrata apart is how much sits inside one platform. Job costing is tied directly to the accounts payable system, and the platform includes more than 100 native AI agents covering accounting, leasing, renewals, maintenance and payments. AI actions run inside the operator's own rules, including fair housing requirements for each jurisdiction, money transmission and ACH compliance, and a full audit trail on every action. The platform also offers an API with a developer portal, sandbox environments and webhooks for partners.
